RICHMOND VILLAGES – ROUND UP OF RETIREMENT VILLAGE PROPERTIES AVAILABLE
Richmond Villages operates several retirement villages in the UK, and ‘living options’ include independent village apartments, ‘assisted living’ (see note below) in hotel-style serviced apartments, and en-suite care bedrooms. Regardless of a person’s level of fitness or personal requirements, there is an option to suit anyone over the age of 55.
Independent village apartments have a living room, kitchen and one or two bedrooms, the majority with an en-suite bathroom. Serviced apartments have their own sitting rooms, kitchenette or galley kitchen and an en-suite bedroom, and some two bedroom serviced apartments are also available. Spacious care bedrooms are well appointed with stylish furniture and feature an easy access
en-suite shower room, and state-of-the-art equipment such as electric profiling beds.
Residents actually own their homes* at a Richmond Village rather than renting them, and so have something to show for their money. Many people prefer this approach and are choosing to buy into the schemes early in their retirement, when they are still fit and can enjoy all the excellent facilities, safe in the knowledge that on site care is available should it be needed. Residents at a Richmond Village do not have to suffer the upheaval of moving again if their health deteriorates and find they can no longer live independently.
What makes Richmond Villages different to other retirement villages is the level of nursing staff and assistance available on site, 24-hours a day. Each village has nurses and carers within the care centre, in addition to its own on-site registered domiciliary care team which attends to residents day and night.
Other essential services at each village are provided by an extensive staff, which includes chefs and hospitality staff, social and recreational activities co-ordinators, receptionists, full-time drivers, gardeners and housekeeping staff.

Richmond Northampton
Richmond Northampton has been designed in a fresh ‘New England’ style and is set in beautifully landscaped grounds. This latest village offers a variety of accommodation styles and services, along with excellent facilities to suit the needs of this vibrant new community. Facilities at Richmond Northampton include a superb restaurant and café, a hairdressing salon and beautician, a village shop, a craft and hobby room and a library/IT room.

Serviced apartments: 27 one and two bedroom available. Prices range from £145,000 to £265,000.
Care bedrooms: 14 available at a weekly fee of £750 per week.
Richmond Painswick - Gloucestershire
Richmond Painswick offers a handsome collection of Cotswold stone properties designed to blend well with the local vernacular. The facilities at Richmond Painswick include a wellness spa with three treatment rooms, a large swimming pool, sauna, steam room and a fully-equipped gymnasium. The restaurant is on a par with that of a five star hotel, and communal areas include an elegant drawing room, a smart library and rooftop garden.

Richmond Coventry
Richmond Coventry was recently expanded and refurbished at a cost of £5.4 million, and offers a range of cottages, bungalows and apartments for independent living and serviced apartments. The village also has 50 en-suite care bedrooms providing 24 hour nursing care.

Richmond Nantwich - Cheshire
Richmond Nantwich, a more mature development, has a range of retirement properties built around a pristine bowling green and courtyard.
The development offers a good choice of traditionally designed property styles. The gardens, which have won the Nantwich in Bloom award for the last two years, can be enjoyed all year round, thanks to a lovely garden room and gazebo.

Assisted Living
Living in a serviced apartment allows residents to maintain their independence by owning the property and having their own front door, but they can relax knowing that all daily chores such as cooking, cleaning and laundry are taken care of. ‘Assisted living’ includes all meals and drinks, and residents have free use of all village facilities, yet still enjoy the privacy of their own ‘home’.
Service charge
A service charge is made per property to cover ground maintenance, external property maintenance, a daily mini-bus service to and from shops and events, buildings insurance, window cleaning, administration and security.
Resale
Richmond Villages will market a property that is no longer required and will carry out views on behalf of the vendor. Ultimately, the vendor agrees the sale price with Richmond Villages.
A sales reassignment fee of between 6% and 10% of the resale price is payable, which is normal practice in most retirement villages. The reassignment fee is levied in order to enable Richmond Villages to cover the capital costs of providing the communal facilities and any major repairs or additions over time. It should not be confused with the service charge, which covers the costs of service provision and routine maintenance to communal facilities. The fee also covers the agency services, which Richmond Villages provides in reselling the property on the clients’ behalf including any estate agents costs incurred. The client or beneficiaries decide on the asking price and whether offers are acceptable. Clients are free to appoint a second agent at their cost.
