New Retirement Village bucks the trend!
Sales success at award-winning Richmond Northampton
While much of the current property market is beset with problems, with home sales slowing down or non-existent, one retirement village developer – Richmond Villages – is reporting buoyant sales in Northampton, proving not all sectors of the market are feeling the effects of the so-called ‘credit crunch’.
Richmond Villages has also just been informed by the organisers of this year’s Daily Mail UK Property Awards that it is to receive an award for its Richmond Northampton scheme, located in Grange Park, with full details to be revealed at an official gala dinner at the Royal Lancaster Hotel, London on 31st October.

Keith Cockell, founder of Richmond Villages, says: “We have experienced particularly good sales at our Richmond Northampton retirement village, where the first phase of 17 homes was fully sold off-plan and the majority of the second phase of 33 homes also sold before the development’s recent completion. We are also absolutely delighted to have been recognised in the Daily Mail UK Property Awards.”

Richmond Northampton, a £21 million retirement village conveniently located just off the M1 Junction 15, has been architecturally designed in a fresh ‘New England’ style and is set in beautifully landscaped grounds. The village offers a variety of accommodation styles and services, along with excellent facilities.
Mrs Constance Marcham, 95, was the first resident to buy an apartment at Richmond Northampton in January 2007, before a single brick of her new home was laid, and is now enjoying life to the full.
Constance purchased a Serviced Apartment, which has a sitting room with a balcony, a galley kitchen, a double bedroom and en suite shower room. By having her own front door, Constance can maintain her independence, while also benefiting from the five-star hotel-style service offered as part of Richmond Villages’ excellent Assisted Living arrangements. This includes all her meals and drinks, cleaning and laundry; even her mail is personally delivered. Should Constance require additional help, it is available from the on-site domiciliary care team.
Constance, who had been living by herself in Collingtree Park, not far from Richmond Northampton, says: “There were two main reasons I decided to move here. Firstly, it was becoming a bit of a strain living in my old house; I found the stairs difficult to manage, and was getting tired of doing the housework. I’d reached the stage where I wanted to be looked after a little. Secondly, I was quite lonely, especially after my husband Burt died eight years ago. I never really got to know many of the neighbours.”
A keen bridge player, Constance now regularly invites her old bridge partners to join her for a game. She says: “It is great fun to welcome them and we have a lovely lounge we can use. I also attend a weekly keep fit session in the village.
“I think I’m very fortunate in living my later years in a place like this and I’ve enjoyed making new friends. The staff are marvellous and extremely helpful. I can’t speak highly enough about them. It takes time to get used to living in a new place but now I really feel like I’ve settled in.”
The facilities at Richmond Northampton include a superb restaurant and café, a hairdressing salon and beautician, a village shop, a craft and hobby room and a library/IT room.
The scheme also offers a specialist self-contained dementia care unit with independent one and two bedroom apartments, where single people, or couples where perhaps one person is affected by dementia, can enjoy a quality of life and all the care they need, along with excellent facilities. The village also offers 24-hour care bedrooms in the superbly equipped nursing accommodation.
For those who don’t require any assistance but who wish to enjoy all the facilities and security of the retirement village, while knowing if their circumstances change help will be at hand, there is a stunning range of Village Apartments. These spacious homes have one or two bedrooms, an en suite bathroom, a living/dining room and a kitchen.
Serviced Apartments at Richmond Northampton are priced from £145,000. Dementia Care Apartments are priced from £160,000. Village Apartments (for independent living) are priced from £195,000. Care packages are tailored to individual needs and a service charge is payable. The 24-hour Nursing Care Bedrooms are available on a weekly fee basis.
